Corridor nabs leasing deal

Baltimore brokerage Corridor Reznick has picked up the leasing assignment for Orioles owner Peter Angelos' real estate portfolio, which includes the highly visible One Charles Center in downtown Baltimore.
Corridor Reznick's Kimberly A. Cronce secured the assignment, which also includes 120 W. Fayette St. T. Courtenay Jenkins previously had the assignment with the Trammell Crow Co. and then briefly with CB Richard Ellis Inc. when it acquired Trammell Crow. Asking rent for office space in the building is between $21 and $22.50 per square foot.
The assignment is a significant one for Corridor Reznick, which has a strong presence outside the city. The brokerage is trying to increase its foothold in Baltimore on both the tenant and landlord representation side. The region's larger brokerages, notably CB Richard Ellis Inc., have historically held a majority of those leasing deals.
"I think that they were ready for a change, they wanted to do something different," Cronce said of the Angelos portfolio.
Cronce said there is about 60,000 square feet of vacant office space in the 341,478-square-foot building, though Baltimore law firm Siskind, Grady, Rosen & Hoover has signed a lease for about 10,000 square feet and Corridor Reznick is negotiating with two other firms seeking a combined 20,000 square feet.
The building, at 100 N. Charles St., is one of several making up the skyline of the newly renovated Center Plaza. Cronce said she also is seeking to market about 5,000 square feet of ground-floor retail in the building. The asking rent for that space is $35 per square foot.
